What is included in our Commercial HVAC Maintenance Service

Ongoing Commercial HVAC maintenance isn’t just about ticking a box – it’s about protecting your investment, managing risk, and maintaining comfort across your site. We take a proactive, structured approach, offering support that suits your system type, your building usage, and your operational priorities.

Specific Checks:

  • Calorifiers: Inspect for leaks, corrosion, and proper insulation. Check safety devices like pressure relief valves and temperature controls.
  • Pumps: Inspect for leaks, proper lubrication, and correct operation. Check electrical connections and motor performance.
  • Valves: Inspect for leaks, proper operation, and ensure they are fully open or closed as required. Check valve actuators and linkages.
  • General System: Check for proper airflow, correct thermostat settings, and overall system performance. Inspect and clean air filters and heat exchangers.
  • Safety: Verify proper operation of safety controls, such as flame sensors and limit switches, and ensure carbon monoxide detectors are functioning.
  • Electrical: Inspect all electrical connections for tightness and proper insulation. Check for any signs of overheating or damage.
  • Air Quality: Ensure proper ventilation and check for any signs of mold or mildew. Address any issues related to indoor air quality.

Regular Maintenance:

  • Scheduled service visits: Regular professional inspections are recommended, ideally twice a year, to ensure the system is running efficiently and safely.
  • Filter replacement: Change air filters regularly to maintain airflow and prevent strain on the system.
  • Lubrication: Lubricate moving parts to reduce friction and wear.
  • Documentation: Keep records of maintenance and repairs for future reference.

1. Planned Preventative Maintenance (PPM)

We design a bespoke servicing schedule around your equipment and environment. As part of your Commercial HVAC maintenance package, our qualified engineers carry out routine inspections, test performance, and flag any developing issues early, helping you avoid downtime, disruption and unnecessary repairs.

2. System Cleaning and Performance Checks

We clean coils and filters, check refrigerant pressures, and inspect controls and airflow. This improves energy efficiency, supports consistent heating and cooling, and ensures your systems are running as they should – safely and economically.

3. F-Gas Compliance and Documentation

Our team carries out F-Gas leak testing and reporting for all relevant systems, ensuring you stay compliant with environmental legislation. We also maintain accurate asset registers and provide full digital service records for every visit.

Sectors we specialise in

We specialise in Commercial HVAC maintenance for schools, care homes, and offices – sectors where reliability, compliance, and occupant comfort are critical. Each of these environments presents unique demands on heating, ventilation, and air conditioning systems, which is why our maintenance plans are tailored to suit their specific operational and regulatory needs. Regular servicing helps prevent unexpected breakdowns and the costly reactive repairs that often follow.

How our commercial HVAC Maintenance works

By investing in planned preventative maintenance, you extend the life of your equipment, improve performance, and reduce the risk of disruption. Our Commercial HVAC maintenance service also supports compliance with key UK regulations, including F-Gas certification and TM44 inspections, helping you stay energy-efficient and legally covered. Every visit includes detailed documentation and asset registers, giving you full visibility over your system’s condition and helping you plan for upgrades or replacements with confidence.

For ongoing support, our flexible maintenance plans are designed around your site, schedule and system type – giving you peace of mind, predictable costs, and a clear strategy for long-term HVAC performance.

Frequently asked questions about our
Commercial HVAC Maintenance

How often should commercial HVAC systems be serviced?

Most commercial HVAC systems need servicing at least twice a year.

Systems in high-use environments, or with F-Gas components, may require more frequent visits. We’ll recommend the right schedule based on your site.

What does PPM actually include?

Planned Preventative Maintenance (PPM) includes inspections, filter changes, testing of critical components, leak checks (where applicable), cleaning, and detailed reporting. It’s a comprehensive approach to Commercial HVAC maintenance, designed to prevent failures.

Are you certified for F-Gas compliance work?

Yes – all of our HVAC engineers are fully F-Gas certified and experienced in compliance testing, leak detection, and documentation.

Can I get emergency support as well?

Yes. We offer 24/7 reactive support for our maintenance clients. If something goes wrong outside of regular hours, we’re available to respond quickly.

Do I need a maintenance contract?

You don’t need one, but many clients choose a formal agreement to keep things simple, spread costs, and ensure continuity. You can read more about here: Learn about our maintenance agreements.
